But once you know where you want to stay, how you book changes what you pay and how you communicate with the people who actually run the house.

This guide explains, without hype, how platform fees work in late 2026, what booking direct gets you, how to book direct safely, and when a listing site still makes sense.

How platform fees work now

Airbnb: one fee, built into the price

Since October 27, 2025, Airbnb charges hosts who use property management software a single host-only fee of 15.5% (16% in Brazil). According to the change, the guest sees one all-in price with no separate Airbnb fee. That doesn't mean the cost disappeared: hosts generally price it into the nightly rate.

Vrbo: a commission for the host and a fee for the traveler

Vrbo told hosts it would move everyone to a single 12% commission starting October 29, 2026, replacing the older model of about 5% commission plus 3% payment processing. Travelers still see a separate service fee at checkout, calculated as a percentage of the reservation on a sliding scale.

What this means when you compare prices

A listing-site total and a direct-booking total for the same home are rarely apples to apples. One may add a visible fee at checkout; the other may have the commission folded into the nightly rate. A direct booking has neither. The only fair comparison is the final total for the same dates, including cleaning fee and taxes.

A simple way to see the difference

Fees are percentages, so they grow with the size of the trip. As an illustration only: on a stay with a $4,000 subtotal, every 10% in platform fees or commission represents $400. For a week-long family reunion, that's real money for the exact same house and the exact same dates.

Is it safe to book direct?

It's a fair question. Listing sites offer a payment guarantee and a dispute process, and that has value. When you book direct, you're trusting the host, so look for the same signals you'd expect from any business. The Federal Trade Commission warns travelers about vacation rental scams, including listings that ask you to pay by wire transfer.

Signs of a legitimate direct booking:

  • A real website with the same photos, address area and details as the listing
  • Card payment through a known booking system, never wire transfer, Zelle to a stranger or gift cards
  • A written rental agreement with the total, deposit and cancellation policy
  • A phone number and email that match the business

Cleaning fees, refundable security deposits and local taxes are standard across the vacation rental industry. If you're comparing several homes you don't know yet, a listing site's filters and reviews are a fast way to do the first round of research. Once you've chosen the home, check whether it has its own website and compare the full total before you finish the booking.
